the main problem is the center part. Its just a few paths, with grass and bonemealed saplings. If you made the center part more interesting, it could sell fore $40 or more. I'd suggest using a similar style to the outer walls.
You're free to ask $150, but nobody will buy. For that money, you can by high-quality megabuilds on here (though they are rare).
