Well first ya find a buyer, one of you goes first either you send the domain first or they pay first, or however you negotiate it.
To transfer it, most people here just forward it to a account in the same registrar, since transferring usually takes around $10 for a .com
Most major domain places like namecheap or godaddy let you forward it to any of their accounts for free, and its usually instant.
