I am Jay the Director of Whites Property Sourcing Ltd.
We became an incorporated company on the 09/03/2020 however I have been gaining experience in an unpaid partnership with another compliant sourcing company.

I am looking for an Investor/Business Partner. You can be as hands on or off as you would like.

Now the time has come for me to part ways with my unpaid partnership as I have now finished college and I am looking to pursue this as my full time career, to start my sourcing company and become fully compliant with the United Kingdom's laws and legislations there is a few things that I need to put into place to both protect me and any customers/investors that I will work with if anything does go wrong during the process. Below this paragraph I will list everything that needs to be put into place and breakdown the associated costs with doing so.

Things that need to be put into place:

• Register as a Ltd company with Companies House UK - £12 (Completed).
  
  
• Register with The Property Ombudsman - £342 / Year.
  
  
• Register with HMRC regarding AML legislation - £300 + VAT / Year.
  
  
• Purchase Public Liability Insurance - £120 + VAT / Year
  
  
• Purchase Professional Indemnity Insurance - £ 130 + VAT / Year
  
  
• Register with Data Protection legislation - £60 / Year
  
  
• Marketing Material - £100 (Startup)
  
  
• Contract Writing - ~£1800
  

Total start-up fee to date: ~£2,962


As you can see above the costs involved with starting up my new company is going to be high, however the turnover per annum is also going to be high with the revolutionary strategy that I will be putting in place to get properties for below market value.


Revenue:

We only source completely exclusive offers for our growing list of property investors, as such we charge a premium of £3,000 per property that we source. £1,000 of this is paid as the property is stopped from circulating to more investors and the other £2,000 upon completion of exchanging contracts between the seller and the buyer.


You may be asking yourself, what is in this deal for me?


Shares:

We have submitted an expansion to Companies House to register 99 new shares to make each share worth 1%, we would be happy to sell upto 49 of these shares to the right person concerning the capital that is needed for our startup.


With shares you will receive a percentage of all gross profits and have one vote on key decisions per share held. This is more for the long term investor looking to grow and profit highly off of my business.
