Hi, from what I can see, I would say it's not worth $35, but it fits in the range of around $15-$20; but if you want to make the price of your build higher, I recommend you adding more detail into your spawn, obviously instead of making a plain one. I know that your planning on selling it as a 'simple' build, but it's not worth that much, going back to the point. I'm not a great judge on telling prices just by looks, but maybe ChrisF could tell, as he is a great builder from what I've heard

this was a small project that im not adding anymore its simple but im not expecting 35 thats why i put show offers under it but im find with 10-20 range

This could be made in less than 30 minutes. It's just copy + paste. Worth $5 imo. It just looks like a uncompleted build.

I agree, maybe try adding some stuff like a shop, or some Enchanting Areas, etc.. Just to fill it up a lot more, looks really plain IMO.
