40k per year isn't much. My dad gets 100k a year or so and we are on the lower parts of the middle classI would invest it in index mutual funds. Assuming a modest 5% return, that's $50,000 in interest annually. A single person can live a comfortable lifestyle in a high cost of living area with ~$35-40K per year. If you go to a low cost of living area, you can practically do whatever you want.
