I don't think this spawn is worth $70 whatsoever, seems a little steep for a spawn. I do not want to buy this, but if I wanted to offer I would start at about $30.

Fortunately you don't need to buy it either, and there's plenty of people willing to buy spawns for $70 or more, as long as the quality matches.

Looks good. You nicely merged in the structure into the terrain and mountains.
